Houses, hotels and furniture in teak and rosewood · since 1993

Made for your lifetime.
Treasured by the next generation.

Some things become part of the family. A home filled with memories. A table shared across generations. We create places and pieces to live with, care for, and one day pass on.

The Builder

A house should outlast
the people who built it.

The land comes first.
The house is placed in it.

U Kyaw Sein does not manage his sites from an office. He is on them most days, from the first survey peg to the last coat of oil. He is known for one habit above all: if a thing looks wrong once it is built, he takes it down and builds it again.

He thinks of himself less as a developer than as a gardener who happens to build. The garden is designed with the house, not after it, and walls are moved for trees rather than the other way round.

“Nothing is more classic, or more lasting, than Burmese teak.” U Kyaw Sein

What we mean by luxury

The things worth keeping.

Luxury is not a finish applied at the end. It is decided at the start, in the timber that is chosen, the time that is allowed, and the hands that are trusted with it.

I
Lasting quality

Quality is felt in the fit of a door, the comfort of a chair and the care of a joint. Every material must serve the way a piece will be used.

II
Natural material

Teak, rosewood, stone, brass, lime and linen. Materials that age into their beauty rather than out of it.

III
Time

Time matters in the making and in the living. Thoughtful decisions today should mean less to replace, less to put right, and more time to enjoy what you have chosen.

IV
Care

Care belongs in the work and in the way people are treated. Our ambition is to make things that serve their owners well and preserve the knowledge of the hands that make them.

An evening at home

A house is finished when it is lived in.

A dinner that runs late, a garden set for a wedding, and the ordinary evenings in between.
